There’s one critical step that you need to do before you waste any money doing renovations to sell your home.

 

It’s a simple “3 step process” that eliminates most of the guess-work out of getting your house ready to sell…

 

This process will help you to decide what you should fix in your home and what would be a waste of money.

 

The best part is…this “3 step process” doesn’t cost you a cent.

 

But, so many people skip this simple process…

 

I did, and it cost me $25,000.

 

Let me explain…

 

Hi, I’m Jason, and I run a business that specialises in helping homeowners prepare their homes to sell.

 

I’ve actually been a plumber for just over 11 years, but made the switch to repairing and renovating homes when my wife and I were expecting our first baby.

 

You know the story…, we wanted to get a bigger house so we decided to sell our little 2 bedroom home and upsize.

Either way, they didn’t have the money to pay the price we were after…

 

And what made it worse was, a home, exactly like ours in the same complex, sold two weeks later, but it didn’t have any of the expensive upgrades that ours did.

 

It had the old worn out floorboards…

 

It had the dirty, stained carpet…

 

It had the scuff marks all over the walls…

 

It had the cheap blinds…

 

It had the out-dated Ensuite….

 

And you know what???

 

It sold for $5000 less than our home did…

 

Let me tell you… that was a hard pill to swallow…

 

If we had just left our home the way it was, we’d have an extra $25,000 in our pockets…

 

I wish I’d know all of this before I renovated my house…

 

But my story doesn’t end there…

3 years later we wanted to sell our second home.

 

But this time, things would be different…

 

This time, before we spent a single cent on our home, we called four agents through to value our property.

 

And when each one came through, I’d pick their brain about what they thought we should do to improve our chances of selling…

 

I asked…

 

What sort of buyer would be interested in buying my home???

 

What are they looking for in a home???

 

Will they pay more for a renovated home or will they want to pay less and renovate themselves???

 

I got all the information I could about the buyers in the market and went to work…

 

This time we were going to attract families looking to upgrade to their second home.

 

We painted the house…

 

We put in new carpets

 

We landscaped the front yard…

 

We updated only the vanities in the Ensuite…

 

And you know what???

 

We sold within the first 4 days…

 

And we sold for $20,000 over our asking price…

 

Wow!!!

What a feeling…

 

This time was so different from the first…

 

I loved it…

 

We had all the information we needed to impress the buyer and get them to pay more than we were asking…

 

It’s all due to understanding your local market and the types of buyers in your suburb.

 

This is the difference between making decisions based on what people are actually paying money for… or… just guessing and doing what you think people want.

 

There were so many more things we could have done to improve our property, but when we worked it out, they wouldn’t lead to more money in our pocket.

That’s why I’m so thankful that we did the research before we wasted our time and money again…

Back to the “3 step process”

 

Here’s the simple 3 Step Process…

 

Before you spend any money on your home:

1. Research the buyer:

    The type of buyer who will most likely buy your home

    What does this buyer want?

    What are they looking for in a home?

2. Work out the best renovation and how much they cost:

    What could you fix (or leave as is) to attract these buyers.

    Get a price to do the repairs.

3. Compare the cost of renovations to the potential increase in sales price.

    Research the houses in your area.

    Find houses like yours that have sold without being renovated.

    Then…find houses that have been renovated and compare the sales price and the time spent on the market.

 

The cost of your renovations then needs to be subtracted from the sales price of the renovated property to see if renovating would get you a higher profit, not just a higher sales price.

 

The funny thing is, sometimes repairing and renovating your home may not make you huge profits but, it may be the difference between selling your home in a week or sitting on the market for 6 months without any chance of selling.

 

So many people don’t want to go through this process because it takes time and sounds like a lot of work…

 

I get it… you just want to fix your house and get it on the market as quickly as possible…

You could spend months researching your suburb… going to all of the open for inspections… tracking all of the listings online…

 

Here’s the thing… getting this information doesn’t have to take that long. You can get all of this information in a couple of days and be renovating by the weekend.

 

You just need to know the right questions to ask, and…

 

Where to find the answers to these questions…

 

The great news is… you only need to speak to one person to find out all of this market research…

 

This person has already done all of the research for you…

 

And that person is…

 

Your local Real Estate Agent

 

You thought I was going to say me, didn’t you???

 

I don’t know all of this information, that’s not what I do.

When you start talking to agents, the main problem you’ll face is deciding which agent to trust.

 

One agent says “change this and change that or your home won’t sell”…

 

Yet, another agent will say “leave it just the way it is and I can still sell for a great price”

 

So, who do you believe???

 

There’s actually a simple way to find out.

 

How to Find the Best Real Estate Agent For You

 

You have 2 options…

 

Option 1: Ask the right questions

 

The only way to know who to trust is to ask for proof…

 

See if they’ve sold houses similar to yours and in your neighbourhood.

 

Get them to show you a house they’ve sold like yours, that was sold without renovations…

 

And get them to show you a house they’ve sold that was renovated…

 

Then compare the sale price of the two houses.

 

Let’s say the difference is $30,000

 

Now you just need to know how much it’ll cost to renovate your home… (that’s where I come in) subtract that from the sale price… and you can work out if it’ll be worth while renovating or keeping the way it is.

 

Option 2: Have me talk to your agent for you

I’ll come through you property with your agent and discuss the questions I went through earlier. We would work out what they believe would scare buyers away and how we should fix it.

 

I’d then ask the agent for sales proof to back up their claims

 

Actually… there’s a third option…

 

Option 3: Use the Agent that I work with and recommend

 

I’ve personally “Interviewed” and  “Screened” the local experts, to sift through the sea of agents, to find the “best Mornington Peninsula experts” with proven local knowledge about who is buying and what makes them buy…

 

When I work with these agents, they are always on trial…

 

If they don’t deliver results for my clients… (you, the homeowner)… then they are removed from my system and replaced by a higher performing agent.

 

But don’t worry… with my Audit system, you don’t have to use the agent that I recommend.
